OUR ESTIMATION PROCESS
For the preparation of framing estimates, the ACON Engineering team carefully reviews the provided drawing plans and specifications, focusing on the plan, elevation, and section views to define the full scope of work.
We utilize advanced framing takeoff software such as PlanSwift and Bluebeam for precise quantity measurements, employing the point-and-click method to ensure accuracy. All quantities are then imported into EXCEL spreadsheets, organized by MasterFormat, and follow CSI codes corresponding to the items outlined in the drawings.
Our framing estimating spreadsheet includes a comprehensive breakdown of the following quantities:
Framing Materials: A detailed list of all framing components required, including lumber, steel studs, trusses, beams, headers, and blocking. We account for different sizes, grades, and materials needed for walls, floors, roofs, and other structural elements.
Openings: Deductions for doors, windows, and other penetrations within the framing, ensuring materials are accurately allocated.
Framing Systems: Estimations for the complete framing system, including load-bearing walls, non-load-bearing partitions, floor framing, roof framing, and any specialized framing systems such as vaulted ceilings or complex roof structures.
Fasteners and Connectors: A breakdown of required fasteners, such as nails, screws, bolts, and connectors, to ensure structural integrity, including details on specific connection types.
Sheathing and Subflooring: The quantity of sheathing, plywood, or OSB (oriented strand board) required for floor and roof decking, as well as any additional underlayment.

Contingency: We also account for contingency funds to address any unforeseen costs, project delays, or fluctuations in material prices, helping to manage any uncertainties.
Finally, a senior estimator conducts a thorough review and audit of the final estimate to ensure its accuracy and completeness, providing our clients with a reliable and precise framing estimate.
