OUR ESTIMATION PROCESS
For the preparation of masonry estimates, the ACON Engineering team meticulously reviews the drawing plans and specifications provided by the client, with a focus on the plan, elevation, and section views to define the full scope of work.
We utilize advanced masonry takeoff software such as Planswift and Bluebeam for precise quantity measurements using the point-and-click method. All quantities are then imported into EXCEL spreadsheets, organized by MasterFormat, and follow CSI codes for the items specified in the drawings.
Our masonry estimating spreadsheet includes a detailed breakdown of the following quantities:
- Masonry Units: A comprehensive list of all masonry units used for constructing foundation walls, including concrete masonry units (CMU), bricks, clay tiles, stones, marble, precast panels, and more. We account for different types such as corner units, pilaster units, bond beams, lintel blocks, and more.
- Openings: Deductions for doors, windows, and ventilation openings.
- Facing Materials: The number of facing bricks and veneer materials (stone, brick, etc.) if required.
- Unit Categorization: Masonry units categorized by their specific use, such as facings, backings, walls, fire protection, and more.
- Mortar: The amount of mortar required, based on whether it’s pre-bagged or site-batched, mortar proportions, and site conditions. Types of mortar such as masonry cement, pre-blended mortar, and Portland cement-lime mortar are included.
- Grout: Estimation of the grout required, considering concrete block density, with allowances for waste.
- Reinforcement: Masonry reinforcement details, if required.
- Scaffolding: If scaffolding is required, it is accounted for in the estimate.
- Miscellaneous Items: Includes anchor bolts, sleeves, brackets, brick ties, and other essential materials.
- Masonry Insulation & Flashing: Estimates for masonry insulation, flashing, and weep holes, where necessary.
- Cost Estimates: Material, equipment, and labor costs are estimated using RSMeans and our comprehensive construction cost database, which provides zip code-based pricing for labor and materials.
- Labor Costs & Man-Hours: Estimation of man-hours required for various masonry tasks, along with transportation, taxes, permits, and restoration or cleaning costs, if applicable.
- Contingency: We also consider contingency funds for unforeseen costs, inflation, and other potential project fluctuations.
Finally, a senior estimator performs a thorough audit to ensure the accuracy and quality of the final deliverables, providing our clients with a precise and reliable masonry estimate.
