RSMeans and Craftsman zip code pricing

We price with RSMeans and Craftsman National Construction Estimator, then apply location factors by Florida zip code. Typical adjusters vary between coastal HVHZ counties and inland markets. We show base cost, location factor, crew rate assumptions, and productivity.

Florida factors we plan for:

  • Hurricane design and HVHZ requirements in Miami-Dade and Broward
  • Wind speeds and uplift that affect roofing fasteners, sheathing, strapping, and window pressures
  • Flood zones and FFE that change foundations, fill, and waterproofing
  • Corrosion and salt air allowances for coatings, stainless hardware, and aluminum systems
  • Termite treatments and sill details common to Florida codes
  • Stormwater management with exfiltration trenches, ponds, and pervious ratios
  • Lead times and alternates for impact windows, doors, roofing, and generators
  • Energy code impacts on insulation, glazing, and HVAC selection

Some Cases in Florida

Miami mid rise concrete and impact openings

Scope included concrete, masonry, stucco, impact glazing, and roofing for a 10 story infill. We priced with RSMeans and Craftsman using 33132 factors and separated HVHZ items: impact windows and doors, uplift fastener schedules, peel and stick underlayments, stainless anchors, and coastal coatings. The GC used our alternates list to switch from a tile roof to a warranted membrane with tapered insulation that met wind and slope needs. Bid savings came from revising fastener patterns per updated wind maps and moving balcony waterproofing to a single vendor package.

Tampa medical fit out with phased turnover

A 25,000 SF clinic required clean phasing and weekend work premiums. We broke drywall, ceilings, MEP, and flooring by phase and included night work rates. Roofing and exterior work had coastal uplift checks and edge metal allowances due to proximity to the bay. The owner accepted our value engineering option for LVT and wall protection that kept infection control standards while cutting lead time. Our color coded ceiling plan sheets helped the electricians and HVAC contractor match device and diffuser counts quickly.

Jacksonville tilt wall warehouse in a flood zone

Sitework and foundations changed once the FFE was raised. We recalculated fill import, slab vapor mitigation, and flood vents for openings. Metal building components received corrosion allowances and exterior lighting poles were upsized for wind zones. The developer used our side by side pricing table to compare 32226 and a secondary inland site. Freight and uplift hardware costs made the inland site more competitive even with longer truck routes.
